No blackout curtains in it. No square footage, no years in real estate. A relocation coordinator with forty tabs open read it and knew in one line whether to keep reading. She did.

Now read your listing, or the bio on your capability statement, the way she would. Typically it describes the house, and then it describes you. Blackout curtains. Fully furnished. Ten years in real estate. Which line tells her what happens to her nurse on Tuesday? A proposal with the wrong first sentence usually gets filed, and you are not told why.

Four sessions fix that: two to write it, one to see what came back, one to fix it.

  • The one-liner: who you serve, the problem they have, the result they get.
  • The three-sentence business story that goes on the cover of your proposal.
  • The sentence at the top of your capability statement.

Written in the vocabulary a procurement reader expects, which is usually not the vocabulary you use with guests. Then it goes on your listing, your bio and your next ten sends, and the fourth session rewrites all three from what got a reply. The recordings come too, but the document is what you paste.

The four sessions

    Session one

    I ask who you most want to house and why, and I read what you have now. We draft the one-liner live, in the buyer’s words. Insurance people say "ALE" and "temporary housing"; a hospital says "per diem" and "contract"; say "corporate housing" to either and it reads a half step wrong. Your homework is to say the sentence out loud to three people who are not in the business.

    Session two

    We build the story and the opener from the sentence we agreed on. The document goes out that day, and so do your next ten sends with it on top.

    Session three

    Two weeks later, and you bring what came back: which sends got a reply, which got silence, and which got a reply you did not know how to answer. You get the vocabulary sheet, the words each of the four buyer types actually uses, and we re-cut the sentence for a second buyer.

    Session four

    The rewrite. All three pieces revised from what actually happened, and I read the whole document back to you out loud, once, because you cannot hear how yours sounds. You wrote it.

If in the first fifteen minutes of the first session you can tell this is not for you, say so, and I refund it in full. After that, the sessions are yours and so is the document.

You have ninety days to use them, weekly or every other week or slower if a stay comes in. After that they lapse, and a session you never booked is not refunded, because the time was held for you.
