Fast Lane First Call

"You are one person, and I have never heard of you."

That is the second most common thing a buyer says on a first call, across the forty-one calls we have recorded. For most operators it is also where the call ends, usually because no answer was ready and the silence did the deciding.

$1,199. Three one-hour sessions. Fifteen minutes to change your mind.

Three sessions are built around that sentence, and around the four others that end first calls: "send me some information", the question about their process you cannot ask without sounding like an interrogation, the opening that sounds like a brochure, and the close that never gets asked, so the call closes itself. The real call happens in the middle, between the second session and the third.

What you leave with

A written call document after the first session, and the version rewritten from your real call after the third:

Your call document

  • Your opening, for the one buyer your map named, about her week and not your properties.
  • Your answer to "I have never heard of you", in your own numbers. You concede the size, and then you show what is real.
  • The two questions that turn "send me info" into a next step.
  • The one question that ends the call with a date on it.

The three sessions

  1. 1

    Session one

Who you are calling, and what that seat actually worries about. The opening, drafted and said out loud twice. The credibility answer, in your numbers. The document goes out that day.

  2. 2

    Session two

"Send me info", the two questions after it, and the close. Then I play the buyer and push back twice, because that is what buyers do. Your homework is the real call.

  3. 3

    Session three

The debrief. What she actually said, line by line, against the document. The document rewritten from it, and the second call planned.

No one has taken this yet.

What I can show you is what the same approach did for the owners whose properties we run. These are property owners, not coaching clients. Judge them for what they are.

“The most hands off and profitable property in my portfolio.”
Lee B.Renewed for two more years.
“His rental strategy has 3x my rent.”
Miguel A.Property owner, Columbus.
“Furnished and rented in two to three weeks.”
Miguel L.Longest vacancy in the relationship: fourteen days.
“Run from California for two years, and it came back in perfect shape.”
Mario G.Roughly 95 percent occupancy, remote.

What most scripts get wrong

Every scripted sales exchange you have read ends with the prospect giving in on the first reply. Ours did too, until a read on the third of September found all eight of them doing it. Real buyers push back twice. So session two comes with the second-refusal lines: what I actually say when the first clarifying question does not work, transcribed from real calls with the timestamps. It retires the question a nervous caller is really asking, which is what if they push back again.

Who it is for

You have three to ten properties, a name to call, and you have not called it. Or you called once, froze on the first hard question, and have not called since. You either have your market map and your one-liner, or you are about to get them.

It is not for someone who wants the calls made for them, and it is not for someone who will not make the call between sessions two and three, because the third session is a debrief and there would be nothing to debrief. If you are already comfortable on the phone, what you need is the cadence, and that is the program.

What it will not do

It will not get you the contract. It gets you through the first call with a date for the second, and some buyers say no on the second one too. Some say no on the first, and session three is where that stops being wasted. I would rather you hear that from me than from a page that promised otherwise.

$1,199 for 3 sessions.

If in the first fifteen minutes of the first session you can tell this is not for you, say so, and I refund it in full. After that, the sessions are yours and so is the call document.

You have ninety days to use them, weekly or every other week or slower if a stay comes in. After that they lapse, and a session you never booked is not refunded, because the time was held for you.

Not ready to make the call?

That is a reasonable place to be. Thirty minutes with me, no charge, and we work out whether the call is the next step or whether something has to come before it. Usually something does.

Or start with the free B2B readiness checklist. Half of what stops a first call is paperwork the buyer will ask for on the second one.
