I run furnished properties on stays of thirty nights and longer. The people who pay for them are employers, hospitals, insurance carriers and work crews, and not one of them found me by scrolling a listing site.

The Market Map

Find the seat that actually books the housing.

Right now the guess is HR, or a contact form on a website. Neither of those books a room. There is a specific seat at each kind of buyer, it is not the one most operators try, and in most markets there are two offices whose entire job is helping companies move people into town.

  • Which buyers exist in YOUR market: employers, hospitals, insurance carriers, relocation firms, construction, travel healthcare.
  • The job titles that hold the housing budget, and the two that look right and never are.
  • The chamber of commerce and the economic development office, which are free, public, and will take your call.

All you have to do is: Come to session one with your city. You leave it with a named list.

The Vendor Packet

Stop looking like a host on paper.

A company cannot pay a host. It can pay a vendor. The difference is paperwork, and it is why better properties lose contracts to worse ones. When a buyer asks for your packet and you send a listing link, the conversation is already over.
